Upcoming Schofields Development

The project will provide 63 affordable apartments (a mix of 1-, 2- and 3-bedroom apartments) that are well connected to transport, education and jobs. The homes will be available for individuals and families on low incomes.

Estimated Completion Date: 2028

Designed by architecture studio, Become Architecture, the proposed development achieves an outstanding urban design outcome through:

  • the careful modulation of building forms
  • the use of a restrained palette of materials that integrates with both the residential flat buildings, and
  • the low-density housing.

The six storey apartment building consists of 63 apartments: 36 one-bedroom units, 21 two-bedroom units and 6 three bedroom units.

A State Significant Development Application for the project was lodged with the Department of Planning in November 2024 and is currently under assessment. Further information can be found on the Department of Planning and Environment

The proposal is assessed under the NSW Government’s new SSD pathway, created by the NSW Government’s response to the housing crisis to encourage more affordable housing.

Construction will begin 2026 and completion in 2028, though all timings are subject to change, approval and weather.

One of the key design principles is to create a community-focused development with a focus on sustainability, passive design principles and connection to place. It not only provides much needed affordable housing, but it also sets up an important social framework that allows for a connected community to happen within.

The ground floor plan is given back to the community with a connected arrival experience, community room and high-amenity communal open space. Link Wentworth intends on utilising the Community Room to run its Community Support Hub program that provides comprehensive support to tenants and the local community.

Overall, it can be said that the proposed development responds well to the existing context and future neighbourhood character of Schofields. It integrates well within the precinct and fosters a sense of belonging and pride of place for future residents.

The proposal has a strong focus on sustainability, it is set to meet the minimum standard and maximise user comfort.
The project is gas free, fully electrical and has provision for solar panels on the roof to save on energy costs.

The design maximises direct sun to apartments. Natural ventilation and ceiling fans are provided to all living rooms and bedrooms. The project maximises natural ventilation to corridors and apartments. To further reduce energy consumption the development will implement energy-efficient fixtures, a centralised electric heat pump hot water systems and high-star rating appliances where applicable.

The landscape design proposes to incorporate indigenous and low-water-use plant species to encourage an improved ecosystem, a returning of the natural habitat and a key move for Connecting with Country.

The project is close to transport hubs, bus stops and is within walking distance to amenities, shops and social infrastructure. Reduced car movement is encouraged through bike parking facilities for both visitors and residents.
